Preferred Inspections provides mold assessments and testing throughout Ohio and West Virginia in the Tri-State Area. Because John performs assessment and testing rather than remediation, his only job is to tell you objectively what is present, where the moisture is coming from, and what the priority should be - giving you absolute peace of mind about your home's indoor environment.

Moisture metering & thermal imaging
Non-invasive moisture readings on suspect materials and thermal scans that reveal cold, wet surfaces long before visible mold appears.
Air & surface sampling
When warranted, air samples compared against an outdoor control and direct-surface samples are collected and sent to an accredited lab for species identification and spore-count analysis.
Moisture-source diagnosis
The most valuable part of any mold assessment is the why. John identifies the moisture source - leak, condensation, grading, or ventilation failure - so the problem can actually be corrected.

Do I need lab testing if I can already see mold?
Often no - visible growth with a clear moisture source is enough to act on. Lab testing matters when species identification affects the response, hidden mold is suspected, or documentation is needed for a transaction.
Do you perform remediation?
No. John intentionally stays independent of remediation so his findings remain objective. He can point you toward qualified remediation professionals.
Can mold testing be combined with a home inspection?
Yes. Many clients add a mold assessment when a home has a moisture history, an unfinished basement, or visible staining noted during the walk-through.
